In a strategic move to broaden its presence in the all-inclusive resort market, Hyatt Hotels Corp. has announced its acquisition of Playa Hotels & Resorts NV for approximately $2.6 billion. This deal, valued at $13.50 per share, will see Hyatt further solidify its footprint in popular destinations such as the Dominican Republic and Jamaica. Notably, Hyatt already held a 9.4% stake in Playa’s outstanding shares prior to this agreement.
By integrating Playa's portfolio of resorts into its collection, Hyatt aims to leverage the expertise and exceptional guest experiences that Playa is known for. This acquisition comes on the heels of Hyatt's previous foray into the all-inclusive segment through the purchase of Apple Leisure Group in 2021 and a subsequent joint venture with Grupo Piñero. The partnership with Playa, which first began in 2013, reinforces Hyatt's commitment to expanding its offerings in response to growing consumer demand for all-inclusive experiences.
Following the announcement, Hyatt's shares saw a modest increase, reflecting investor confidence in the strategic move. While Hyatt remains committed to its asset-light strategy, it intends to identify third-party buyers for Playa's owned properties, ensuring a balanced approach to its real estate portfolio.
However, challenges lie ahead, with questions arising over the decision to acquire real estate assets amidst a market trend favoring asset-light strategies. Playa's existing partnerships with brands like Hilton and Wyndham Hotels & Resorts also present complexities that Hyatt will need to navigate post-acquisition.
With plans to finance the acquisition through new debt financing and asset sales, Hyatt expects to generate over $2 billion from divesting assets by the end of 2027. The deal is anticipated to close later this year, marking a significant milestone in Hyatt's expansion journey in the all-inclusive resort market.
