German property prices have been hit hard, experiencing their steepest decline since 2000, according to recent data from the country's statistics office. In the second quarter of this year, house prices in Germany dropped by 9.9% compared to the same period last year. The biggest cities in the country were particularly affected by this downward trend.

The decline in property prices has been a cause for concern, especially considering the previous years of booming real estate markets. The era of ultra-low borrowing costs, which had contributed to the growth of the sector, is now being replaced by the European Central Bank's unprecedented monetary-tightening campaign. This campaign has resulted in increased interest rates, making borrowing more expensive and dampening the demand for property.

Moreover, uncertainty surrounding new energy regulations has added to the challenges faced by the German real estate market. These regulations, aimed at promoting renewable energy sources, have created uncertainty among potential buyers and investors, resulting in a decrease in demand for properties.

The impact of these factors is evident in the quarterly figures. Compared to the previous three months, house prices in Germany declined by 1.5% in the second quarter, although this decline is less severe than in the two preceding quarters. As the property market struggles to find stability amidst changing economic and regulatory landscapes, it remains to be seen how long this downward trend will persist and what measures will be implemented to revive the market.
