The Algarve, a picturesque region on Portugal's southern coast, has witnessed a surge in its housing market, with prime property prices skyrocketing by over 30% in the last year. This growth is largely attributed to the influx of American tourists, with more than a million visitors from the US flocking to Portugal in the first half of 2024, almost doubling the numbers from 2022.
Famous for its sandy beaches, charming fishing villages, and pleasant climate year-round, the Algarve has become a hot spot for Americans seeking a slice of paradise. The upcoming direct flight from Newark to Faro by United Airlines starting in 2025 is only expected to further boost this trend.
While traditionally dominated by British buyers, the Algarve real estate market is now seeing a significant shift towards American purchasers. What was once less than 1% of high-end property buyers, Americans now make up a substantial portion, with 10% of all foreign buyers in Portugal hailing from the US.
Demand for prime properties in sought-after areas like Quinta do Lago and Vale do Lobo is outstripping supply, driving prices to new heights. The average sale price for high-end properties neared €3.5 million in 2023, a noticeable increase from the previous year.
Prominent real estate agencies like Quinta Properties and Luximos are witnessing a rise in foreign interest, partly due to Portugal's digital nomad program, which allows remote workers to reside in the country with specific financial requirements. The appeal of Portugal's mild climate, surf-friendly beaches, political stability, and proximity to the US is drawing Americans seeking a change of lifestyle.
While Portugal's golden visa program initially spurred foreign investment in 2012, recent changes excluding real estate investments haven’t dampened the Algarve's appeal. Americans, in particular, are drawn to the region for its quality of life, making a million euros go further in Portugal compared to other popular destinations like the French Riviera or major US cities.
In essence, the Algarve continues to charm and attract both tourists and homebuyers, offering a blend of natural beauty, cultural richness, and modern amenities that make it a desirable destination for those seeking a change of scenery.
