Canada's housing market is experiencing a revival as home sales increased in December for the first time in six months. This surge in activity can be attributed to buyers' expectations of falling borrowing costs this year. According to the Canadian Real Estate Association, the number of homes exchanging hands rose by 8.7% compared to the previous month, marking the first gain since June.

Amidst easing financial pressures, potential home buyers are now more inclined to make a move. With Canada's economy slowing down, there is an anticipation that the central bank will lower its overnight rate. This expectation has caused bond yields to decrease, resulting in a reduction in the cost of fixed-rate mortgages bundled with them.

Notably, lower home prices combined with rising wages are also contributing to increased appeal for home purchases. The national benchmark price stands at roughly $543,710, a decrease of 0.8% from November on a seasonally adjusted basis but up less than 1% from the previous year. It is worth noting that even though the national benchmark price remains below its peak of early 2022, it has seen a decline of approximately 13%.

While December's surge in home sales is encouraging, it is important to recognize that the real estate market continues to face challenges. Many homeowners and potential buyers are still grappling with the impact of previous rate hikes. In fact, despite the recent increase, home sales are still 30% below the levels reached between January and June 2023 when the anticipation of rate cuts fueled a more significant surge in activity.

It is worth considering the overall performance of the Canadian housing market in 2023. Home sales fell by 11.1%, with only 443,511 units sold, making it the slowest year since 2008. However, the Canadian Real Estate Association predicts a 10.4% increase in sales for this year, driven by lower interest rates stimulating more activity in the market.

While the recent surge in home sales in December is undoubtedly a positive development, it is important to approach it with caution. It remains to be seen if this uptick in activity will evolve into a sustained trend. The Canadian housing market continues to face challenges, and a single month of strong sales should not be taken as an indication of a full recovery. Nonetheless, the prospects of lower borrowing costs, combined with lower home prices and increasing wages, offer hope for a stronger housing market in the coming months.
