In a significant shift, Australian house prices saw their first decline in 22 months in December, marking a departure from the continuous upward trend observed over the past couple of years. The Home Value Index for major cities contracted by 0.2%, signifying a notable reversal from the robust growth seen in previous periods, as reported by property consultancy CoreLogic Inc.
Leading the downturn were Melbourne and Sydney, the country's largest housing markets, with both cities experiencing declines of 0.7% and 0.6%, respectively. Meanwhile, Perth and Adelaide in Western Australia showcased resilience with price increases of 0.7% and 0.6%, making them the standout performers with annual gains of 19.1% and 13.1% respectively. Nevertheless, even in these regions, the pace of appreciation appeared to be slowing down in recent months.
The moderation in housing values has been a recurring trend throughout the latter half of the year, driven by affordability constraints that have dampened buyer demand while supply levels have risen. Affordability issues, coupled with restricted borrowing capabilities, have redirected buyer interest towards more affordable markets, hinting at a broader shift in buyer behavior.
Australia’s housing crisis, fueled by rising interest rates, housing shortages, and rapid population growth, has exacerbated the challenge of homeownership for many Australians. In cities such as Sydney, where the average home price stands at 13 times the average income, potential buyers are finding themselves increasingly priced out of the market, grappling with the inability to secure funds for a home purchase. Consequently, rental prices have surged as well, although the rental market also exhibited softer momentum towards the end of the year, attributed to changes in household sizes and migration patterns.
Looking ahead, CoreLogic anticipates a subdued start to 2025, projecting continued pressure on housing affordability. Nonetheless, there is optimism for a potential rebound in property value growth once interest rates begin to ease, hinting at the prospect of a mixed landscape for the Australian housing market in the upcoming year.
